Following a major storm many home owners are left asking the question, “What will my home owners insurance cover?”
First this question should be addressed to your insurance agent or broker “Before” you suffer storm damage. You don’t want to find out you aren’t covered after a storm and the resulting damage has already happened.
Accidents and weather related damages do occur. When they do, homeowners insurance usually pay.
When appliances in the home wear out, homeowners insurance does not pay. This general rule applies to furnaces and air conditioning units.
The reason for replacement dictates whether insurance companies pay claims. Insurance pays when a tree falls in a storm and strikes an outdoor unit. Insurance does not pay when the same unit stops working after 10 years.
Wear-and-tear does not make the list of perils covered under the typical homeowner’s insurance policy. Wear-and-tear is simple. Furnaces and air conditioning units wear out. Constant use of the parts leads to unit failure. Parts must be replaced, and eventually so does the unit. Homeowners insurance does not pay for these losses.
The hard part can be the discovery of the cause of failure needs to be verified. An air conditioner can fail as the result of storm damage with no apparent physical damage showing. The amount your insurance may pay can be based on the age of your AC Unit.
Dependent on your policy coverages and conventions deductibles may be applied to the repair or replacement dollar amount.
An outdoor unit like an air conditioner or heat pump is susceptible to wind and storm damage which is among the listed perils of a homeowner’s insurance policy. Besides fallen trees, high winds toss objects through the air and tear parts of a home loose. Any of these striking the unit could damage it too much to be repaired. The homeowner would be entitled to a new air conditioner, HVAC or heat pump.
After any type of storm damage you should call your insurance company to find out their procedures that you need to follow so that they will actually pay for the repairs that are made. Make sure that you have the choice of contractors that do the repair rather than being forced to use one that is “approved” by the insurer.
